TCHC and Tridel Respond to City Feedback on Regent Park Rezoning Application

Toronto Community Housing Corporation (TCHC) and Tridel recently filed a rezoning resubmission for the redevelopment of the Regent Park Phases 4 and 5 lands. Incorporating technical changes and maintaining the community's initial vision, the rezoning resubmission responds to City feedback and follows the original rezoning submission that TCHC and Tridel filed with the City on April 2022.

The resubmission was presented to the Regent Park community on November 28, 2022, at an online community meeting hosted by TCHC and Tridel following public consultation on the submission hosted by the City in line with its rezoning application approval process. Key changes reflected in the rezoning resubmission include:

  • The extension from Tubman Avenue will now be a public street and has been straightened to align with Tubman Street to the south of Oak Street and Sword Street to the north of Gerrard Street to maintain a more 'grid-like' pattern to the streetscape, as per the City's request.
  • Street G will be a private street allowing access to cars but maintaining prioritization of pedestrian usage with landscaping and outdoor open space.
  • Minor shifting of building envelopes to allow for the alignment of the street grid created an increase in height for some buildings which ranges from 1-3 additional floors, resulting in an additional 13 TCHC and 84 market units.

The original rezoning application process was developed in close consultation with community members, in over 1,500 interactions, including surveys, virtual community meetings, focus groups, and engagement with community organizations. The resubmitted application continues to centre on the vision that Regent Park residents have for their community.

One of the largest urban revitalizations of its kind, the Regent Park revitalization is an ongoing, five-phased project that is transforming the Regent Park community into a mixed income, mixed-use neighbourhood offering rent-geared-to-income (RGI) units, affordable housing rentals, and market condominiums.
