Toronto Community Housing's goal is to provide all tenants with quality property management services, regardless of where they live or who manages their building. We currently contract property management services for about 9,300 units in 45 communities. These companies do the same work that our own employees do: they calculate and collect rents, clean and maintain the building, and make repairs in apartments. Even when we use contracted companies, Toronto Community Housing continues to be fully accountable for services delivered.

The current contracts will end March 31, 2012 and we are issuing a Request for Proposals (RFP) for property management services. To attract a wider range of bidders, the RFP includes about 2,500 additional units that are currently direct-managed. The RFP will allow us to achieve savings that can be reinvested to improve our buildings.

Offering a different mix of contract-management and direct-management in our portfolio is a chance to attract more vendors with different capabilities. It will promote better customer service across the portfolio, because all partners can share best practices to improve the whole system.
